Water Damage & Moisture Mapping
Locate moisture, document affected materials and understand potential sources.

UNDERSTAND YOUR OPTIONS
A closer look at your assessment.
Water intrusion can create environmental conditions that contribute to microbial growth, material deterioration, indoor air quality concerns, and potential occupant exposure hazards. BNF's water damage investigations use moisture meters, thermal imaging where appropriate, visual observations, moisture mapping, relative humidity measurements, and targeted environmental assessment to document the location and extent of moisture intrusion and identify affected building materials and areas of concern. Findings can help identify potential sources and pathways of moisture, define areas requiring further evaluation, and support remediation planning, restoration, industrial hygiene assessment, and insurance documentation. Where applicable, evaluations may consider IICRC S500 principles, applicable building requirements, and recognized moisture and environmental assessment practices.

ASSESSMENT SCOPE
What your assessment
may include.
- Moisture mapping using pin, pinless, and capacitance methods as appropriate
- Thermal imaging where appropriate
- Relative humidity measurements
- Dew-point assessment
- Visual documentation of staining and discoloration
- Documentation of material deterioration and efflorescence
- Floor-plan and photographic documentation
- Targeted environmental sampling where indicated
- Moisture-source and pathway evaluation
- Assessment considering applicable IICRC S500 principles
- Documentation suitable for insurance claims and restoration planning
WHAT TO EXPECT
From your first question
to your final report.
- 01
Scope & Quote
Tell us the property address, year built, current and historical property use, building type, water event or suspected source, affected areas, known concerns, and intended use of the assessment. BNF establishes the appropriate moisture investigation and environmental assessment scope.
- 02
BNF Moisture Assessment
BNF professionals document water damage and moisture-related conditions using moisture meters, thermal imaging where appropriate, visual observations, relative humidity measurements, and moisture mapping. Non-invasive assessment methods may be prioritized where potentially hazardous building materials are suspected.
- 03
Targeted Environmental Testing
Where warranted, BNF may conduct targeted environmental sampling to evaluate potential microbial or other environmental concerns associated with water intrusion and moisture conditions. Laboratory analysis is performed where appropriate.
- 04
CIH Review & Report
BNF's Certified Industrial Hygienist (CIH) reviews environmental findings where applicable. The report documents moisture conditions, affected areas, potential moisture pathways, analytical results where applicable, and recommendations supporting restoration, remediation planning, industrial hygiene assessment, or insurance documentation.

A CLEARER START
Questions & answers.
Does BNF assess active water losses?
Yes. BNF can provide expedited moisture and environmental assessments for active or recent water-loss events, subject to availability and project requirements.
Does BNF perform water-damage remediation?
No. BNF independently assesses and documents moisture conditions and provides recommendations and technical documentation to support restoration or remediation planning.
