A closer look at your assessment.
Environmental contamination can present potential risks to property occupants, workers, surrounding properties, future land use, and property transactions. BNF provides Phase I and Phase II Environmental Site Assessments (ESAs) for commercial, industrial, and development properties. Phase I assessments evaluate historical property use, regulatory databases, environmental records, adjoining and surrounding properties, site reconnaissance, and other relevant information to identify recognized environmental conditions (RECs), controlled RECs, historical RECs, and other potential environmental concerns, as applicable under the assessment standard. Where warranted, Phase II investigations use soil, groundwater, soil-gas, indoor-air, surface-water, or other targeted environmental sampling and laboratory analysis to investigate potential impacts identified during the Phase I assessment. Assessments may be performed in accordance with applicable ASTM standards, EPA requirements, state environmental programs, and applicable regulatory requirements, depending on the project.

- 01
Scope & Quote
Tell us the property address, current and historical property use, year built, transaction or development purpose, known environmental concerns, surrounding land uses, and intended use of the assessment. BNF determines the appropriate ESA scope and applicable ASTM and regulatory requirements.
- 02
BNF Environmental Site Assessment
Qualified environmental professionals conduct the appropriate historical research, regulatory database review, environmental records review, adjoining-property evaluation, interviews, and site reconnaissance to identify potential environmental concerns and applicable recognized environmental conditions.
- 03
Phase II Investigation
Where warranted, BNF develops a targeted investigation based on the Phase I findings. Sampling may include soil, groundwater, soil-gas, indoor air, surface water, or other environmental media, with laboratory analysis performed using appropriate methods.
- 04
